The Fire Safety Order (FSO) applies to all non-domestic premises in England and Wales. The Regulatory Reform (Fire Safety) Order 2005 came into effect in October 2006 replacing over 70 pieces of fire safety law. The order applies to common parts of blocks of flats and houses in multiple occupation (HMOs).
Legislation applies to you if you are:
– Responsible for business premises
– An employer or self-employed with business premises
– Responsible for a part of a dwelling where that part is solely used for business purposes
– Acharity or voluntary organisation
– A contractor with a degree of control over any premises
– Providing accommodation for paying guests
Under the FSO, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan. As the responsible person you must carry out and regularly review a fire risk assessment of the premises. This will identify what you need to do to prevent fire and keep people safe.
If you’re an owner, landlord or occupier of business or other non-domestic premises, you’ll be responsible for fire safety. You’re known as the ‘responsible person’.
The Fire Safety Order also applies if you have paying guests, eg if you run a bed and breakfast, guesthouse or let a self-catering property.
Yes we do. We hold Professional Indemnity Insurance which safe guards our advice. We also hold Public Liability Insurance and Employers Liability Insurance as standard. Our certificate is available upon request.
There are NO UPFRONT FEES. Payment is required prior to release of the report. We undertake all work prior to payment in good faith and payment is required when the reports are ready to be sent to you.
We accept payment by Debit Card, Credit Card, Bank Transfer (online banking) or Cheque. Whichever is easiest.
The simple answer is yes. The communal area is commonly forgotten about until either the fire authority request it or at the end of a flat sale. It’s also common that the Asbestos Management Survey is missed also.
No we don’t. We are purely a consultancy. We feel that selling the fire safety equipment alongside can be seen as a conflict of interest and compromise our advice.
